Mitchell Planning Scheme
The Mitchell Planning Scheme applies to all land in the Shire, except for Puckapunyal as it is Commonwealth land.
The Mitchell Planning Scheme contains state and local planning policies, zones and overlays and other provisions that affect how land can be used and developed.

Land use zones
The Mitchell Planning Scheme shows various land use zones using different colours on a map. Zones include residential, industrial, township, commercial and many others. Some zones have schedules that provide for local circumstances, such as the Mixed-Use Zone, the Farming Zone and the Public Conservation and Resource Zone. See Planning Schemes Online: Mitchell maps
Overlay controls apply to a site or area in addition to the requirements of the land use zone. Overlays relate to a single issue or related set of issues (such as heritage, an environmental concern or flooding). Where more than one issue applies to land, multiple overlays can be used.
Overlay controls only affect the land where they are mapped. If an overlay control applies to part of a property, then only that part is affected by the overlay. See Planning Schemes Online: Mitchell maps.
