PLP104/21 — 85 Smedleys Lane, Clonbinane
The application is proposing the use and development of the land for a dwelling and outbuilding.
The proposed dwelling will be located in the eastern portion of the site and be set back 19.9 metres from the eastern boundary and 23.6 metres from the southern boundary. This will be cladded in brickwork with a wall height of 2.87 metres and will have a 22.5 degree pitched roof with an overall height of 5.37 metres. The dwelling will be single storey and contain four bedrooms, an ensuite, walk-in robe, laundry, bathroom, dining room, kitchen, open plan meals and lounge area, an alfresco and an attached double carport.
The proposed outbuilding will be used for domestic storage associated with the dwelling. The outbuilding will be located in the western portion of the site and be set back 20 metres from the southern boundary and 30 metres from the western boundary. The outbuilding will have an overall area of 200sqm (10 metres x 20 metres). The outbuilding will be called in Colorbond and be accessible via four large roller doors and a single access door. The outbuilding will have a wall height of 3.6 metres, a pitched roof of 15 degrees with an overall height at the apex of 5.2 metres.
The application has been accompanied by a Land Management Plan which proposes undertake environmental management of the subject site including improving the biodiversity along the northern property boundary by providing a revegetated area. The proposal also includes monitoring pests and weeds on the site.
